Many rental companies urge early lease signing

For students wishing to live off-Grounds next year, it may be true that the early bird catches the worm when it comes to signing apartment leases in Charlottesville.

Because of the high demand for off-Grounds apartments and rapidly approaching deadlines, many area leasing agencies are urging prospective tenants to begin the lease signing process as soon as possible.

Several companies cited deadlines for renewals and new leases in the next two weeks.

"It's important for prospective residents to stop by rental companies to see what's available," Woodward Properties Marketing Director Jaclyn Lucca said. "Students should compare and contrast to see what options they have."

Renewals for Woodard Properties apartments are due Oct. 10, and the kick-off for new leases begins Oct. 15. According to Lucca, students already have begun looking for apartments, and many have scheduled appointments with leasing agents. She said the company puts together a prospective tenant list and then contacts everyone at the same time to provide a first-come-first-serve basis for securing an apartment. There are no waiting lists.

Woodard Properties offers residences such as Montebello Circle on Jefferson Park Avenue, the new Camden Plaza apartment complex and other 4-bedroom apartments on 14th Street near the Corner.

Veliky Leasing Company also has an impending deadline. Current tenants had until Oct. 1 to notify the company of their intent to renew, and the deadline for new lease signings is Oct. 15.

According to Veliky Office Manager Maureen Sankiewicz, larger rooms and those on 14th and 15th Streets near the Corner go first, the majority of which have 4-bedrooms. The company also offers efficiencies as another option for students.

Sankiewicz emphasized that students wishing to lease an apartment should begin the process very soon.

"The sooner the better," she said. "There's a lot of competition for larger places."

For some rental companies, however, there is no rush to sign a lease. Alice Fletcher, regional property manager for Management Services Corporation, said students can come in at any time to sign a lease.

"We're open for business any day," she said.

MSC has 814 apartments throughout Charlottesville and Albemarle County. Fletcher said there is no need for students to stress out because it is not hard to find an apartment. MSC leases throughout the fall and into the spring.

However, Fletcher said inevitably the best places are rented first, such as the newly-renovated Rugby-McIntyre apartments -- brand new, 4-bedroom apartments on Wertland Street also are available. MSC also manages property on Woodrow Avenue, Brandon Avenue and 14th Street.

A plethora of rooms also are available at the newly constructed Eagles Landing Apartments on Jefferson Park Avenue, about a 1.2 mile walk from Cabell Hall. According to leasing agent Heath Boucek, there is no real rush to sign a lease due to the high availability of apartments.

"They're really nice for college living," Boucek said. "It's impressive."
