Internet facilitates home buying process

Moving can be a hectic time, but with NeighborhoodFind.com, an abundance of information is right at your fingertips. Whether you are planning on moving between states, cities or even within your own neighborhood, NeighborhoodFind.com can furnish you with all the details from the qualities of the neighborhood, the how good the schools are, to the community events to look forward to and other valuable information.

NeighborhoodFind.com- launched in the Fall of 1999 and based in Charlottesville - is the brainchild of 1975 Commerce graduate Ken Clarry, founder and president.

While the site originally was designed to help people who are moving, current residents also may find it helpful. One of the latest features is a message board where residents may post information or announcements about their neighborhood so that other residents can be aware of what is going on.

"We're trying to create a community tool so people don't have to stuff mail boxes or use phone chains anymore - they can use the bulletin boards," Clarry said.

"We are extremely unique," Kathy Simmons, Director of Marketing and Public Relations said. "There is no other site like us."

Despite their relatively new presence on the Web, NeighborhoodFind.com does not foresee any of the financial drawbacks that often come with an Internet start-up.

The two main ways the company generates revenue is by having businesses advertise on their site and having realtors sponsor the neighborhoods. Each neighborhood on the site has a sponsor. The realtor is in charge of providing pictures of houses, text describing the qualities of the area and any additional information that is important for potential residents. There is a nominal annual fee paid by each sponsor, but in return their picture is posted up on the site along with information on how they can be contacted.

Currently, NeighborhoodFind.com provides their services in eight eastern states: Florida, Georgia, Alabama, North Carolina, South Carolina, Virginia, Maryland and Delaware, 52 cities and 3,500 sponsored neighborhoods.

By the end of this year, its goal is to have a national presence in all 50 states with 500 cities listed.

NeighborhoodFind.com is unique because they offer specific information about neighborhoods.

"There are other realty sites, but they are there to sell the homes. We don't," Simmons said.

Most other realty sites have statistical information about the neighborhoods and are there to sell the homes to potential buyers, but NeighborhoodFind.com's goal is to give potential buyers a feel for what the neighborhood is all about.

In addition to giving newcomers information about the neighborhood, its other goal is to serve the current members of the neighborhood by being a community instrument that everyone can use and anyone can go to and receive news.

"It is a great benefit to the community," Community Relations Coordinator Heather Wine said.

Eventually the company plans to add additional links to the site such as city chat, instant messenger and other options residents may find valuable, making the site a bigger asset to communities.

"We want to make it interesting enough for people to look at [our site] everyday," Simmons said.
